ABOUT ME - MOHD SHAH DOLAH 

    Greetings! I'm Mohd Shah Bin Dolah, a registered Real Estate Agent (PEA 3211) accredited by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia. I'm a passionate, customer-oriented professional with a singular mission: to make the real estate market enjoyable, engaging, and seamless for all involved parties.     Born in 1980 in Petaling Jaya, Selangor, I've always strived to impact individuals and my environment positively. My commitment, perseverance, and strong work ethic have been instilled in me since my youth, driving me to earn a Diploma in Multimedia and Business Computing from Universiti Malaysia Sarawak in 2000, a Bachelor's Degree in Information Systems from Universiti Teknologi Petronas in 2004, and a PPKM Certificate in 2005. Furthermore, I spent over a decade working in the Finance Department of the Malaysian Banking Industry (2005-2015), holding various management, analytical, and financial marketing positions in renowned banks. In 2016, I shifted gears and pursued my passion for real estate. Since then, I've become an award-winning real estate agent, never looking back. In 2021, I obtained the Real Estate Agency Certificate from the National Institute of Valuation (INSPEN). In 2023, I continued my learning journey by pursuing a Master's Degree in Land Administration and development from Universiti Teknologi Malaysia (UTM), Skudai.

    REAL ESTATE AGENT'S SCOPE OF WORK



    1 - Real Estate Agent Conducts Property Inspection
    The Real Estate Agent is responsible for conducting property inspections. This inspection aims to ensure that any minor or significant damages are identified. If the property owner can repair these damages, it will reduce the impact of sudden price reductions during negotiations with potential buyers.

    2 - Real Estate Agent Informs About Property Market Developments
    Additionally, the Real Estate Agent also plays a role in keeping up with current property market developments and informing the owner if any changes in property laws or everyday situations could affect the sale or rental of the property.

    3 - Real Estate Agent Provides Marketing Plan
    Next, the Real Estate Agent will explain the proposed marketing plan to the owner. A good marketing plan will result in extensive exposure across various online and offline platforms, ultimately expediting sales.

    4 - Real Estate Agent Executes Property Marketing
    After proposing the marketing plan to the owner, the Real Estate Agent will conduct marketing activities to ensure the property listing reaches the right target audience. The wide distribution of the listing will help attract interested prospects. At this stage, the Real Estate Agent will conduct screening and reviews to ensure these prospects are financially qualified and highly motivated.

    5 - Real Estate Agent Reviews Prospect Qualifications
    This lead screening process will yield high-quality prospects. Subsequently, the Real Estate Agent will invite these high-quality prospects to visit the property for sale or rent. Competitors who have passed the financial qualification review have a high likelihood of proceeding with the purchase or rental of the property.

    6 - Real Estate Agent Conducts Negotiations
    If a prospect is interested in moving forward with the purchase or rental, the Real Estate Agent will conduct negotiations to ensure that both the buyer and seller receive a "win-win situation" offer. The final price will be determined solely by the seller and upon agreement from the buyer.

    7 - Real Estate Agent Manages Property Sale
    Finally, the Real Estate Agent facilitates the purchase or rental process. Once the purchase price is agreed upon, the Real Estate Agent will assist the buyer in managing the loan process and recommend the appointment of a property lawyer. With the assistance of the Real Estate Agent, this final process can be expedited, providing relief to the property owner in obtaining the remaining sale proceeds promptly.


    REAL ESTATE AGENCY FEE

    Act 242 stipulated the Valuers, Appraisers, Estate Agents and Property Managers Act in Schedule Seven (Regulation 48) for properties' buying and selling process, including land and buildings (maximum fee is 3% excluding SST rate). As for rentals, it depends on the duration of the lease. Please refer to the table below.
